How you park

Four ways to run parking.
Use one or mix them.

Every property is different. Pick the setup that matches how your lot works today. You don't need to change your operation to fit the software.

Permits by plate

Each resident or tenant gets a digital permit tied to their license plate. Enforcement checks the plate and sees the permit.

Best for open lots and general resident parking

Assigned spaces

Draw your lot on the map and assign stalls to people. See at a glance what's taken, open, reserved, EV or accessible.

Best for reserved, covered and numbered stalls

Unit-based

Parking belongs to the unit. Residents sign in with their unit and swap the car on each spot themselves.

Best for apartments, condos and HOAs

Pay to Park

Visitors scan a sign and pay by the hour from their phone. No app and no account. Enforcement sees the paid time instantly.

Best for visitor, overflow and commercial lots
Mix and match: one property can use unit-based parking for residents and Pay to Park for visitors, while another uses plate permits. Each property is set up on its own.
Pay to Park

Turn open stalls into revenue.

Post a sign with a QR code. Drivers pay for the time they need from their phone, and you get paid through Stripe.

  1. Scan the signThe QR code opens your lot's payment page. Nothing to download.
  2. Pick a time and payThe driver enters their plate, chooses a rate you set, and pays by card.
  3. Get a receiptAn emailed receipt shows the plate, start time and when parking ends.
  4. Enforcement sees it right awayA plate lookup shows the paid session and when it expires.

Unit-based parking

Parking that belongs to the unit, not the person.

Residents move in and out. Spots stay with the unit. Each unit gets an invite, and residents keep their own vehicles up to date.

  • Set up hundreds of units at once
  • Several spots per unit
  • Free spots and paid spots, each with its own price
  • Invites by email with a printable QR flyer
  • Residents swap the car on a spot themselves
  • You can lock any spot so only you assign it

Fair enforcement

No tows over a typo.

People mix up characters like 5 and S, O and 0, or 1 and I when they enter a plate. When a plate is close to a valid permit, we flag it for the officer instead of calling it a violation.

  • The officer sees both plates side by side
  • A person decides, never the system
  • Your manager is told to correct the plate
  • Fewer disputes and wrongful tows

Stripe Payments

Monthly, quarterly, and annual permit subscriptions. Automatic renewals and revenue tracking built in.

Multi-Property Support

Manage unlimited properties under one account. Each property has its own permits, map, residents, and reports.

Works on Any Device

Every portal is mobile-ready. Residents on their phones. Enforcement in the field. Managers at their desk.

Security & privacy

Resident data stays where it belongs.

You trust us with names, plates and payments. Here's how we protect them.

Card details never touch our servers

All payments run through Stripe. We never see or store full card numbers.

Everyone sees only their own

Residents see their own permits. Managers see their own properties. Enforcement sees only the properties assigned to their company.

Access is approved, not open

Manager and enforcement accounts are set up or approved by our team. Unit passwords are stored scrambled, never in plain text.

Who it's for

Built for the lots you manage.

Apartments, condos & HOAs

Resident permits, unit spots, guest passes and reserved stalls without stickers.

Industrial & commercial

Warehouses, storage yards and open lots that need to know which vehicles belong.

Mixed-use properties

Assigned, open, covered and visitor parking on one property, each with its own rules.

Enforcement companies

Instant plate checks across every property you patrol, with violations sent straight to the manager.

How It Works

Your team sets you up.
You run from there.

We handle the initial setup so your operation is ready to go from day one.

01
Talk to our team

We learn about your properties, stall counts, and how your operation works. We configure your account and get everything set up the right way.

02
Your properties go live

Your lot maps are built, residents are loaded, and permits are issued. Your manager dashboard is live and residents get access to their portal.

03
Enforcement runs itself

Enforcement officers verify plates in seconds and log violations on the spot. Everything flows back to your dashboard in real time.

Questions

Common questions

Do residents or drivers need to download an app?

No. Everything works in a phone's web browser. Residents sign in from a link, and Pay to Park drivers just scan the sign.

Do we still need parking stickers or hang tags?

No. Permits are tied to the license plate, so enforcement checks the plate itself.

What happens if someone typed their plate wrong?

If a plate is close to a valid permit, the officer sees a possible match and decides. Nobody gets a violation from a typo alone, and the manager is asked to fix the plate.

Can residents update their own vehicles?

Yes. Residents can add vehicles and swap the car on their spot. You can lock any spot so only the manager can change it.

How do residents pay for parking?

Paid spots are billed monthly, quarterly or yearly by card through Stripe. Free spots need no payment. Residents choose which paid spots they want when they sign up.

Can we use our own enforcement company?

Yes. We set up your enforcement company and assign them to your properties. They only see the properties you've assigned.

How long does setup take?

Our team handles setup with you. We load your properties, units and residents so you're ready from day one.

Ready to replace
the spreadsheet?

Our team handles setup. You get a platform that runs your parking operation from day one.
